How Do You Trust Someone To Negoiate For You When You Just Beat Them Down Over Their Fees?!

One thing I learned early in life, we're talking grade school,  is to pick my battles and not try to win or get everything that I can get - just because.

Today, went on a listing presentation with a friend new to real estate- she was nervous but prepared.  I also made sure she was ready to answer the commission reduction question - and she was - had a few really good responses.

Then the question was asked.  Following that, my friend did a nice job handling it and presenting her position for saying, "No."  I did everything I could to not step in - but I felt for her because this potential seller just ran her in circles with every response she had.  Finally, she cracked and agreed.

The Seller seemed pleased and as they discussed more things he asked her, "How will you prove that I can trust you to negotiate the sale of my home for me?"  She was exhausted by this time and looked at me for an answer.

In the nicest way, I said, "Well, let me ask you - how can you trust someone to negotiate for you when you just beat them down over their fees?"  The Seller fumbled for an answer. 

My point is,  if you take away value from someone, you can't expect 100% value in return.   If you are looking for someone who can negotiate the sale of your home, or to manage your property, don't you want someone who believes in their fees, commission and product enough to walk away from your business?  That's who I would want on my side.  I am not saying that I never reduce my commission - because there are situations where I will.  But none of the situations include, "just because".

My friend got the listing.  And the Seller signed a full commission listing agreement.  Sometimes, it just has to be nicely said!
