If You Don't Offer An Online Rent Payment Option - You Might Want To!

Let's just think about Generation Y - the 78 million young adults who were born between 1979 and 1996. Almost everything about this generation is centered around their computers, data phones, smart touch pads - they mostly use credit cards to pay for things and do everything else online.  And they make up a large majority of the rental activity across the US.

They will enter their first years on their own by renting and having a great desire to pay their rents either with a credit card or online.  It's important for you as a landlord to keep up the changes and provide options for this generation.

There are many benefits for offering online services:

  • increased likelihood of on-time rent payments
  • higher occupancy and application rates by allowing online payment for credit reports as well as rental applications
  • gives your renters the freedom to manage their rent payments and check their history of payments
  • keeps you on the edge of technology over other landlords who don't offer online payments.

KGC Properties, LLC is a locally owned Tucson property management company that offers online applications, online rent payment, online credit card payments for application fees and deposits.  Call us today to receive more information about the benefits of our services to help you manage your investment property!

Gabrielle...you make a good point.  I've experienced this myself with my 26 year old daughter.  Megan never carries cash so, if we go out to eat somewhere that doesn't take cards...guess what?  Mom gets to pay because typically I do have cash.  I think it is a generational thing.

Gabrielle is online the same as auto-draft. It seems like auto-draft would even be simpler where you would not even have to select the rent bill to pay. Either way, much more convenient then the check writing and the mail or dropping it off at an office. GREAT idea.

HI GARY!  Good question - there is a difference - with auto draft you set up the account once and after that, payments are automatic and reoccur every month. The funds can either be applied as a direct deposit - or a draft check can be written and mailed.  With the online management system my tenants use, they have more control - they just log on, transfer funds from their account to the trust account.  If they want to pay be credit card, they have that option as well.  The appealing thing for tenants here is they have control and can stop and start payments when they want.  Hope this helps!

HI KIM!  I agree - I see this with my friends children - everything right down to paying for a soda is off a debit or credit card!  Thanks for the input!

Gab,

It's all about meeting the client's needs. The companies that do will thrive...like yours.

I think this sounds like a great idea and would be very well received. You are quite the thinker, Gab.

Gab, this is a very valid point! And yes, home renters would be wise to follow your advice!

I find it hard to believe that there are companies, that don't accept online payments, in today's marketplace...

Hi Gabrielle,

This is a great suggestion as it is another area where technology can make our jobs easier.

Excellent advice and one that I need to set up.  I don't manage many properties as this is not the focus of my business but do handle on occasion some for clients who move out of the area, etc.  It really defines a professional company versus one that is a fly by night! It eliminates excuses on paying rent on time as well.
