I’m just kidding! The real answer, that most home owners dislike is, “It depends.”
That said, if you really need to have a number – a good property manager can get your home rented in 30-60 days depending on several factors. The better the factors – the faster it will be rented!
Top factors that can make a rental home appealing are:
Price: It’s not a good idea to over-price or under-price. Just price it right and you’ll get several qualified applicants to pick from!
Condition of home: If your home needs repairs, or you are trying to get by “another year” with the old, run down carpet, burned out appliances or outdated fixtures – this will be the quickest way to deter renters. Make your home “just right” after each move out – – replace old carpet, upgrade appliances, paint, etc., do things to show you not only care about the home – but that you will care about fixing things when tenants call for repairs.
Strength of your advertising: With advertising – you really can overdo it – so much so that people get tired of even looking at your ads. Same goes with under-advertising – if you only focus on one or two venues to place ads – the odds of getting seen are slim. Make your ads stand out and market enough to get the job done.
A good property manager: Just because a company is big doesn’t mean they are better. Likewise, a company that is too small may not have the resources available to secure good tenants, advertise properly or maintain the home. Find a property manager that is just right for you – one who knows what they are doing, one you can talk with and one who is upfront about their fees. Chances are, if they treat you right – they will treat tenant’s right!
