As of this month (and not counting some unincorporated and outlying Tucson areas) - there are currently, 1,004 homes for rent in the Tucson market. Many have been on the market for over 200 days.
This graph shows the breakdown of various parts of Tucson areas - how many homes are actively up for rent and the average rent price.
As a Tucson Property manager - one look at this graph tells me alot - there are too many homes on the market, for too many days - vacant.
KGC Properties LLC is a full service real estate brokerage and property management company. Our rentals go from zero to rented in less than 30 days (45 days if the home needs repairs).
If one of our rentals sits on the market for longer than two weeks without showings or interest - it's time to talk to the owners and make some changes to get it rented. It is critical for a Happy Owner that their home stays on top of the list - and then gets off that list quickly - especially in a market with tons of rentals.
The rental market is competitive - it's important to have a good property management company on your side that pays attention to the numbers, the change in market and most of all, one that does not let your home sit vacant.
Happy Owners ~ Happy Tenants - that's our motto - no matter what the Tucson rental market is!
